Property Condition Assessments

A Practical Overview of the Property’s Current Condition

A Property Condition Assessment helps owners, investors, lenders, and property managers understand visible deficiencies, deferred maintenance, and anticipated repair needs.

Unlike a standard residential home inspection, the scope can be customized around the property, transaction, investment strategy, or ownership objective.

Request a Property Condition Assessment

Who This Service Is For

A Property Condition Assessment may be appropriate for:

  • Real estate investors

  • Rental-property owners

  • Property managers

  • Commercial property owners

  • Private lenders

  • Buyers evaluating an investment property

  • Partnerships reviewing an asset

  • Owners planning capital improvements

What the Assessment Can Include

Depending on the agreed scope, the assessment may cover:

  • Site drainage and grading

  • Parking areas and walkways

  • Building exterior

  • Roofing

  • Balconies, decks, stairs, and railings

  • Visible structural components

  • Plumbing systems

  • Electrical systems

  • Heating and cooling equipment

  • Interior common areas

  • Individual units when included

  • Fire and life-safety observations

  • Signs of moisture intrusion

  • Deferred maintenance

  • Aging finishes and equipment

  • Accessibility observations

  • Visible repair priorities

Customized Around Your Objectives

Not every client needs the same inspection.

An investor may need help identifying near-term expenses before purchasing. A property manager may need a building-wide maintenance list. An owner may need documentation for budgeting or planning improvements.

Before the assessment, we establish:

  • Property areas to be inspected

  • Number of units or buildings included

  • Systems included in the scope

  • Desired report detail

  • Whether repair-cost guidance is requested

  • Whether plans, records, or prior reports will be reviewed

  • The intended use of the report

What You Receive

The report can include:

  • Executive summary

  • Property overview

  • Photo-documented findings

  • Safety and urgent concerns

  • Deferred-maintenance items

  • Recommended repairs

  • Suggested repair priorities

  • Near-term and future maintenance considerations

  • Contractor-oriented scope descriptions

  • Preliminary repair-budget guidance when included

Priority Categories

Findings may be organized as:

Immediate Attention

Conditions presenting an apparent safety concern, active leak, significant damage, or risk of continued deterioration.

Near-Term Repair

Items that should be repaired or further evaluated within a reasonable planning period.

Routine Maintenance

Conditions that should be maintained, monitored, or corrected as part of normal property operations.

Capital Planning

Aging systems or components that may require future replacement or significant investment.

Important Limitations

A Property Condition Assessment is based on visible and accessible conditions at the time of inspection. It is not automatically equivalent to an ASTM Property Condition Assessment, engineering evaluation, environmental site assessment, code-compliance audit, or destructive investigation.

Those services can be coordinated separately when required.

Make Better Property Decisions

Use a Property Condition Assessment to establish a clearer picture of the building before purchasing, refinancing, renovating, or developing a maintenance plan.
