Home Inspections

Buying, selling, or planning improvements on a property requires reliable information about the home’s condition. Tucci Construction provides professional home inspection services throughout San Clemente and Orange County, helping homeowners, buyers, sellers, and investors make confident decisions.

Unlike many inspection companies, our inspections are performed by a licensed General Contractor with real construction experience, allowing us to not only identify problems but also explain practical repair options and realistic costs.

Whether you are purchasing a home, preparing to sell, planning renovations, or evaluating property condition, we offer several types of inspections tailored to your needs.

Choose an inspection service below to learn what is included, who it is designed for, and what you can expect from the inspection process.

A comprehensive visual inspection of a home’s readily accessible systems and components, including the roof, exterior, foundation, plumbing, electrical, heating, cooling, interior, attic, and other major areas.

This inspection is commonly ordered by homebuyers before completing a purchase. You receive a photo-documented report identifying observed material defects, safety concerns, maintenance items, and recommended next steps.

Tucci Construction provides SB 721 inspection services for qualifying multifamily rental properties containing three or more dwelling units.

The inspection evaluates applicable wood-supported balconies, decks, stairs, walkways, railings, structural supports, and waterproofing components for visible deterioration, water intrusion, decay, unsafe conditions, and other concerns required to be addressed under California law.

You receive a written report containing photographs, findings, estimated remaining useful life, and repair recommendations when applicable.

SB 721 inspections must be performed by a statutorily qualified inspector. A contractor qualifies through an A, B, or C-5 license and at least five years of qualifying multistory wood-frame construction experience while holding the applicable classification.

A Property Condition Assessment provides a practical overview of a property’s current condition for owners, investors, lenders, and property managers.

The inspection focuses on identifying visible deficiencies, deferred maintenance, safety concerns, aging components, and likely future repair needs. The scope can be customized based on the property type and the client’s objectives.

A Pre-Listing Inspection helps sellers identify visible defects before placing a home on the market.

Addressing concerns in advance can reduce surprises during escrow, support accurate disclosures, improve buyer confidence, and give the seller more control over repair decisions.

A Pre-Renovation Inspection evaluates existing property conditions before remodeling or construction begins.

The inspection helps identify visible damage, access limitations, utility concerns, moisture issues, aging systems, and other conditions that could affect the scope, budget, or sequencing of the proposed renovation.

A Repair Scope Inspection focuses on a known problem, damaged area, maintenance concern, or group of needed repairs.

Tucci Construction documents the observed conditions and develops a clear, organized scope of work that can be used for budgeting, contractor pricing, owner approval, or property-management documentation.
